What Pushes the Price Up

  • Wet areas. Showers and toilets are the expensive part of the building. Plumbed space costs roughly twice as much per square foot as dry changing space, so shower and toilet count moves the price more than floor area does.
  • Clubhouse, kitchen and canteen space. Social areas add floor area and kitchen fit-out. They turn a £100,000 changing building into a £170,000 pavilion.
  • Officials’ rooms. Each officials’ room adds a small room with its own shower and WC. FA grading requires separate male and female officials’ facilities on new buildings.
  • Cladding and finishes. Standard finishes are included. Timber cladding upgrades, canopies and bespoke colours add cost.
  • Site access. The building arrives by lorry and is craned into place. Tight access needing a larger crane, road closures or smaller modules adds cost.

  • Compact budget layouts. Shared shower and toilet areas instead of one set per room. Our budget 2-team plans start at £45,750 ex VAT.
  • Dry changing space. A changing room without showers or toilets, like our 40ft x 10ft dry room at £28,250 ex VAT, suits sites with existing facilities.
  • Standard sizes and finishes. Keeping to a standard plan and cladding avoids design and manufacturing extras.
  • Good access. Clear space for the delivery lorry and a standard crane keeps installation to the base cost.

A Worked Example: 2-Team Building with Officials’ Rooms

The most common project we quote is a 2-team building with two officials’ rooms for a club targeting FA ground grading. Using plan SCR19, a 70ft x 12ft timber frame building with two 18 square metre team rooms, each with showers and toilets, plus two officials’ rooms:
